1. Introductory provisions

1.1. These terms and conditions (hereinafter "terms") govern the mutual rights and obligations between Centrum Integrity s.r.o. (hereinafter "lessor") and a natural or legal person (hereinafter "lessee") in connection with the short-term rental of premises (hereinafter "premises"), in particular a private spa or massage room with a bath, or a massage room without a bath.

1.2. The rental of premises takes place on the basis of a reservation made via the website www.tantramasaze.com, by phone, email, or in person.

1.3. These terms apply to the short-term use of the premises for the purposes of relaxation, massage, or related services.

1.4. Individually negotiated arrangements take precedence over these terms.

2. Reservation and formation of contract

2.1. The lessee makes a reservation via the booking system, email, phone, or in person.

2.2. A reservation becomes binding upon confirmation by the lessor.

2.3. The contractual relationship is established upon confirmation of the reservation.

2.4. The lessor reserves the right to decline a reservation.

3. Price and payment terms

3.1. The rental price is listed on the website or communicated individually.

3.2. The price includes use of the premises for the agreed period, basic equipment, and standard operating costs.

3.3. Payment may be made:

• by bank transfer,
• by online payment,
• in cash on site.

3.4. The lessor may require a deposit.

3.5. A reservation may be conditional on full payment in advance.

4. Cancellation policy

4.1. Cancellation more than 48 hours before the appointment: no cancellation fee.

4.2. Cancellation less than 48 hours before the appointment: 50% cancellation fee.

4.3. Cancellation less than 24 hours before the appointment or no-show: 100% cancellation fee.

4.4. The lessor reserves the right to change the appointment date in the event of unforeseeable circumstances.

5. Conditions of use

5.1. The lessee is obliged to use the premises properly, with care, and in accordance with their intended purpose.

5.2. The premises are intended for relaxation, therapeutic, and massage purposes.

5.3. The following are expressly prohibited on the premises:

• providing sexual services for payment,
• any illegal activity,
• use of narcotic and psychotropic substances,
• behaviour that could damage the reputation of the operator.

5.4. The lessee is obliged to follow the instructions of staff and respect the character of the premises as a calm and safe environment.

5.5. The equipment of the premises corresponds to the description published on the website www.tantramasaze.com, where the furnishings of individual rooms are specified.

5.6. The rental price includes:

• standard cleaning of the premises,
• clean linen,
• use of basic supplies (e.g. oils, lava stones, and other equipment specific to the room).

5.7. The lessee is liable for any damage caused to the equipment or furnishings and is obliged to cover the cost of such damage.

5.8. The rental period begins and ends as per the reservation. The lessee is obliged to vacate the premises no later than the end time of the reservation.

5.9. In the event of the lessee arriving late, the rental period will not be extended.

5.10. Exceeding the rental period may be charged as an additional time unit in accordance with the current price list.

5.11. Between individual reservations, time is reserved for cleaning and preparing the premises, which is not included in the rental period.

5.12. The maximum number of persons in the Spa or massage room is 2. Each additional person is permitted only by prior arrangement and at a surcharge of 500 CZK per person. Exceeding the maximum number of persons without the lessor's consent is considered a breach of these terms.

5.13. The premises are not intended for parties, celebrations, or group events.

5.14. The lessee undertakes to maintain discretion and respect the privacy of the premises, other clients, and staff. Taking photographs or video recordings is permitted only with the lessor's consent.

5.15. The lessor has the right to immediately terminate the rental without any right to a refund if the lessee breaches these terms, in particular in the event of illegal activity, providing sexual services for payment, inappropriate behaviour, or exceeding the capacity of the premises.

6. Liability

6.1. The lessor bears no responsibility for the health condition of the lessee.

6.2. The lessee uses the premises at their own risk.

6.3. The lessor bears no responsibility for items left on the premises.

7. Personal data protection

7.1. The processing of personal data is governed by a separate privacy policy document.

8. Communication

8.1. Communication takes place primarily by electronic means.

9. Final provisions

9.1. These terms are governed by the laws of the Czech Republic.

9.2. The lessor reserves the right to amend these terms.

9.3. These terms take effect on the date of their publication.
